The room that many sellers forget about

Many sellers spend a great deal of time getting their property ready for sale. They repaint the walls, steam clean the floors and make their kitchens and bathrooms shine, but there’s one room that often gets forgotten… the garage.

The garage and other utility areas tend to take a backseat at sale time and yet they can be just as important at cinching a sale as any other room in the house.

Prospective buyers are generally hoping to find a garage that is clean and tidy and has adequate room for vehicles or for other types of storage.

However in many cases a garage can be left crowded full of random things and may not even have enough room for prospective buyers to walk through. This may make a buyer think that there isn’t enough storage in the home or that there isn’t an adequate undercover parking space for them to use.

How should you present your garage at sale time?

To help ensure that your garage isn’t turning people away you should take the time to clean and tidy the space as you would any other area in the home.

A few tips include:

  • Declutter the area as much as possible. If you have nowhere else to put items then consider hiring storage space for the duration of the sale.
  • Clean out cobwebs, dust, dirt and grime.
  • Use a cleaning solution to remove tire or oil stains.
  • Spray with an odourising room spray to remove odours.
  • Ensure garden tools or garden items are neatly put away.
  • Take your car with you during inspections to free up space.
  • Repaint the area if necessary.
  • Ensure that the garage door is working smoothly.

There’s a lot to think about when selling so to ensure you leave no stone unturned it’s best to talk to an experienced real estate professional when you’re ready to put your home on the market.
