I get asked all the time what my sellers can do to spice up their homes for sale.

Not everyone has an appetite or the capital for the big ticket items like kitchens & bathrooms, and to be honest, most times, these are actually quite presentable.

So, if you’re looking to put the finishing touches on your home without breaking the budget, give these tips some thought!

Lighting

One of the most underrated features of your property! Smart lighting ideas can create a wonderful ambience as you walk around a home. Some clever ideas are:

Downlights – Like many properties in our area, if you have the original single bayonet in the centre of a room, think about putting in a few downlights instead. It will not only brighten the room but will also remove a low-hanging feature that will give the impression of higher ceilings. If you’re on a budget, concentrate on living rooms & family rooms.

Kitchen Pendants – If you have a kitchen bench with space above it think about putting in 2 or 3 pendant lights. These are a fantastic addition to any kitchen and will create a modern feature that will make an instant impression.

Lamps – A well-positioned lamp creates a warm and cozy feel. These go especially well in the corner of a large room and, coupled with a comfy chair and small table, create a lovely reading nook.

Natural Light – There really is no replacing the beauty of natural lighting. Think about removing that old hedge that is sucking the life out of a room or is blocking the view out to the backyard. If you have a centre zone that just doesn’t get any light at all, a small skylight from Bunnings will breathe new life into the room.

Indoor Plants

Positioning pot plants throughout your home is a low-cost idea that will enhance the general feeling of buyers walking through your property on inspection day.

Larger Plants – Something with a bit of height can fill empty spaces in entry foyers, large hallways and next to windows with lovely natural light.

Smaller Plants – Kitchens, bathrooms, bedrooms, offices! A small pot plant can really be placed anywhere. Try not to overdo it! Pickwell positioned places that already have a small picture frame, memorabilia or trinket and swap it out for a plant.

Besides instantly boosting a home’s aesthetics, studies show that being surrounded by greenery can help with filtering the surrounding air and create a sense of well-being.
