Routine Inspections:
Professionals Stirling Clark routine inspections are every 3 months (the maximum under the Residential Tenancies Act). We will provide you with a detailed inspection report and photographs via email.

Maintenance:
We understand the importance of keeping your property maintained to a high standard! However we will report and seek your authorisation prior to arranging any non-urgent repairs to your property. All URGENT repairs will be arranged immediately as per the Residential Tenancies Act.

Communication:
At Professionals Stirling Clark strong communication is paramount to our business. We are contactable via phone, emails or through personal appointment in our office. We WILL return your call or email!

Disbursements & Income:
Professionals Stirling Clark has the ability to pay and monitor all outgoings for your investment including Council Rates, Water Rates and Body Corporate levies, all of which will be outlined on your monthly statement. We will deposit your rental income into your nominated bank account on the first business day of each month. We will also email you a detailed statement with copies of all invoices paid on your behalf!

Legislation:
We are committed to ensuring our landlords are kept informed of property compliance legislation including Smoke Alarms, RCD’s and minimum security requirements!

Rent Collection & Arrears Management:
Our Property Managers follow a strict, zero tolerance for late rental payments. Our policies are actioned promptly to ensure that defaulting tenants are attended to immediately!

Security Bonds:
The equivalent of four (4) weeks rent is held as Security Deposit (Bond) lodged with Bond Administration. If a Pet has been approved to live at the property, a $260 Pet Bond is also taken.
